Have you had your home up for sale for a while and haven’t gotten many offers? Here are 9 reasons why your home may not be selling in this market.
- Overpricing or overvaluing your property. Simply stated, if your home is overpriced it isn’t going to sell. You can remedy this by looking at comparable properties in your area, or hiring an experienced real estate agent to help estimate your home value. Another common mistake is adding the renovations you’ve made to your home to the price someone is willing to buy it for. Renovations don’t always mean a larger price tag.
- A poor listing. If your listing is worded poorly, or doesn’t include images, buyers may not even stop to look at it. Make sure to take high quality photos of the interior and exterior of your home, highlight key features, and word it properly.
- Being present at showings. Your real estate agent should always be there for showings or open houses. However, a lurking seller can drive buyers away by putting unwanted pressure on them even if you aren’t trying to.
- You’re too attached. If you aren’t willing to negotiate on an offer, you may still be too attached to your home. If a part of you doesn’t want to sell it, or if you believe your house is superior to all other houses on the market, you probably will have difficulty coming to an agreement with a potential buyer.
- Professional cleaning. Having a professional clean your carpeting and windows can make a world of difference. A buyer walking into a home that hasn’t been professionally cleaned doesn’t give them the best look into their future buy.
- Staging your home. You may have already moved out of your house, but that doesn’t mean that you shouldn’t stage it. It is way easier for buyers to see themselves living somewhere they can see can be lived in. It also gives a better idea of how big the room is, and how it can be used. We want the buyer to feel at home when they are taking a tour.
- Too much clutter. Staging your home is a great idea, however, too much clutter can be a bad thing. Even if your house isn’t dirty, it can still be too cluttered. Simply having too much furniture in one room can make the room feel smaller than it actually is.
- Your home needs too many repairs. Many buyers like a home to be move in ready and don’t want to have to worry about the cost of repairs. Even something like tightening a handle, repairing a tile, or (as previously stated) cleaning the floors can make a home more easily attainable for a buyer.
- Choosing the right real estate agent. A good real estate agent will make a lot of things a lot easier. Having more connections, putting the correct price on your home, and many more things that they can help you with.
